Trail BC Area Guide
Glenmerry Real Estate

Jake Swanson
“Glenmerry is a great place to get out for a walk. You’ve got parks where the kids can run around and play, and an elementary school in the neighbourhood.“
Some of Glenmerry’s green spaces are tucked between residential streets, with pedestrian entrances you might miss on a drive through. A park that barely registers from the road may become somewhere you walk to several times a week.
Glenmerry combines those green spaces with mostly detached houses and a replacement elementary school that opened in September 2025.
How Glenmerry took shape
The western section of Glenmerry began in the early 1950s, with the eastern section following in the early 1970s. Local historian Greg Nesteroff documents those periods in his account of Glenmerry’s green spaces, drawing on an interview with retired city clerk Jamie Forbes.
The original plans show the scale of the undertaking. In 1952, the Trail Town Planning Commission released plans for 287 lots on Merry’s Flats. A naming competition produced “Glenmerry,” combining Glenone Dairy with the Merry family name. The making of Glenmerry
The City’s 2024 planning background report describes Glenmerry as a primarily single-family neighbourhood in eastern Trail. Its development stretched across several periods: the museum’s account also records an expansion with lot sales in 1962.
The green spaces behind the streets
Glenmerry’s green spaces have several origins. Nesteroff’s research connects some unnamed spaces to slopes left undeveloped. Centennial Park was created by landscaping sand left from Highway 3B construction and opened in 1967. Some entrances are tucked between homes rather than opening onto a street. Glenmerry’s park history
Three local parks in Glenmerry:
- Tognotti Park: play equipment and green space in the 1100 block of Dogwood Drive. Nesteroff describes pedestrian entrances from Dogwood and Woodland drives, between the surrounding homes.
- Queen Elizabeth Park: at 3200 Highway Drive, with a playground and picnic tables.
- Centennial Park: green space and picnic tables within Glenmerry. The City lists it alongside the other neighbourhood parks in its parks directory.
For a home backing onto green space, locate the public entrance and confirm the property boundary. The entrance may be between houses farther along the street.
The school and the rest of your week
Glenmerry Elementary, at 3660 Carnation Drive, has a replacement building that opened to students in September 2025. The Province describes capacity for 435 students, up from 270 in the former school.
Confirm placement and transportation with School District 20, then try the route from the address you’re considering.
Include the trips beyond Glenmerry, such as work and shopping, when comparing addresses. Around the school, Marigold Drive returned to two-way traffic on July 27, 2026, following the temporary construction arrangement.
You can also compare homes in Miral Heights and Waneta. Check how each address fits those weekly trips, along with the space and upkeep you want at home.
A nearby park can be a reason to choose a smaller yard. Leave room for anything you want to do at home, such as gardening or eating outside.
Comparing the house, renovations and upkeep
With houses built over several decades, renovation records are especially useful in Glenmerry. An addition may have supplied the room you need, or left you with an awkward connection to the original house. Include any changes you would need in your purchase budget.
- Layout changes: check how an addition, opened-up kitchen or finished basement connects with the rest of the house. Consider whether the work solves a problem you actually have.
- Major components: establish the condition and replacement history of the roof, heating, plumbing and electrical systems. An inspection helps identify work that needs an estimate.
- Basement use: ask about moisture and drainage history. Confirm any suite approvals before including rental income in your plans.
- Outdoor work: include decks, fences, retaining walls where present, and the yard you’d be maintaining. Walk it rather than judging its usefulness from the lot size.
Historical smelter emissions affected soil metals in the Trail area. Ask for the yard’s records and discuss testing with THEP. Testing and soil management have separate criteria; a test isn’t a promise of soil replacement.
If you’re comparing Glenmerry homes, send me the listings. We can put the likely repair costs beside the asking prices.
